Eden at New Bailey offers 115,000 sqft of inspirational office space and has been meticulously designed to be net zero carbon in operation. The development is an exciting, dynamic, and highly sustainable commercial offering in the Salford area of Manchester. It is one of the first buildings in the UK to have its operational performance verified and certified using the UK NABERS scheme, achieving a 5.5 NABERS ‘Design Reviewed’ Target Rating. The development is also WELL Building Standard ‘Enabled’, BREEAM Outstanding and WiredScore Platinum.

Continuing a long and collaborative association with MUSE, Atelier Ten delivered the lighting, vertical transportation, and MEP engineering for the Grade-A speculative office at Eden, which forms part of the wider New Bailey development. The key drivers for the project were to be net zero carbon exceeding the LETI targets for both operational and embodied carbon, whilst maximising occupant health, wellbeing, and productivity. Eden has an impressive upfront embodied carbon of 620kgCO2/m2.

The development includes Europe’s largest green wall with 350,000 plants. The distinctive planted façade creates a strong visual connection to local green spaces as well as helping with carbon absorption in the city centre and improving general air quality. The greenery continues at roof level with a terrace that offers communal landscaped space with panoramic views of the city.

Atelier Ten collaborated with Make Architects to optimise the façade specification and window to wall ratios, in addition to implementing highly efficient active systems, including an all-electric servicing strategy, utilising air source heat pumps for heating, cooling and domestic hot water generation.
