The latest office scheme at New Bailey from English Cities Fund would be built on plot A3 of New Bailey, next to the NCP car park on the corner of Trinity Way and Irwell Street.
Atelier Ten are delivering the lighting, vertical transportation, and MEP engineering for the proposed Grade-A speculative office at Plot A3, which forms part of the wider New Bailey development. The key drivers for the project include aspirations to become Net Zero Carbon, whilst maximising occupant health, wellbeing, and productivity.
For this latest proposal, ECF envisages a distinctive planted facade that would create “a strong visual connection to local green spaces as well as helping with carbon absorption in the city centre and improving general air quality,” according to the planning statement prepared by consultancy Avison Young.
Atelier Ten have collaborated with Make Architects to optimise the façade specification and window to wall ratios, in addition to implementing highly efficient active systems, including an all-electric servicing strategy, utilising air source heat pumps for heating, cooling and domestic hot water generation.
Due for completion in 2022, New Bailey Plot A3 promises to create an exciting, dynamic, and highly-sustainable commercial offering in Manchester city centre.
