Situated between Farmeloan Road and Cambuslang Road in Rutherglen, this masterplan looks to deliver a mix of commercial and light industrial uses. The design and infrastructure of new water, gas, electrics, telecomms and street lighting has enabled future development.

The project completed on programme in January 2015 has been designed to support incubator small and medium sized businesses.

The masterplan was split over two phases with two contractors therefore there was a real need for close coordination and future planning in order to allow the second phase of construction to run smoothly.

Strong passive faced credentials supported by state of the art building services has delivered a class leading ‘A’ rated EPC with a carbon footprint believed to be one of the lowest in Scotland without the support of renewable technologies. A further innovation in air movement delivers a significant proportion of free cooling to the office area without the need for comfort cooling. This increased air flow rate contributes to a more healthy working environment – an important contribution to a BREEAM excellent.

The subsequent fit out for SPIE UK has demonstrated that developing the basic building in accordance with industry standards has allowed ease of space planning for a number of functional requirements. The focus on low carbon sustainable development is underlined through a BREEAM excellent accreditation and class leading ‘A’ rated EPC for this state-of-the-art office.
