Linked by an acre of publicly accessible landscaped space, the new all-electric mixed-use development adds residential, creative office and retail space to Culver City’s growing creative district. Atelier Ten led the sustainability scope for the vibrant live-work-thrive campus that emphasizes health and connection to nature.

Taking advantage of Los Angeles’ temperate climate, the project emphasizes indoor-outdoor connection through a terraced massing design. Atelier Ten supported the team in optimizing the massing and form for occupant comfort and energy efficiency. Atelier Ten’s detailed facade and solar exposure analyses helped orient facades and exterior shade geometry for reduced direct solar gain and optimal comfort.

In response to Los Angeles’ water scarcity concerns, the project is designed to reduce indoor and outdoor water usage. Native and water-efficient plants were selected for the green spaces to reduce landscape water useage and embed nature into the urban setting. Water efficient fixtures throughout the residential buliding reduce indoor use by more than 40% compared to baseline. The landscaped space connects the office and residential buildings, provides public access to outdoor space, and ties the development to the adjacent bike path and LA Metro line.

Atelier Ten developed a holistic carbon approach for both the residential and office buildings. The all-electric buildings eliminates gas entirely for heating, cooking, and building systems. Additionally, the project utilizes lower-carbon concrete mixes and rebar to reduce embodied carbon.

The project emphasizes biophilic strategies to improve resident wellbeing. Interior materials in the residences pay homage to Southern California landscape, establishing a sense of place and indoor-outdoor connection.
