Atelier Ten are leading the achievement of world excellence sustainability across upfront carbon reduction, WELL, NABERS and a 6 Star Green Star Buildings target, on this 42-storey commercial office, hotel, and adaptive reuse design excellence project.
Toga Central adopts a comprehensive sustainability strategy that addresses operational and embodied carbon, water and waste, occupant wellbeing and landscape integration. The project targets strong outcomes under NABERS, Green Star and WELL, and includes a commitment to renewable energy to support long term performance.
Across the hotel, workplace and co working spaces, the design applies NABERS principles to drive efficient operations and robust ratings. Life cycle assessment and optioneering inform material and systems selection to lower embodied carbon from the outset. The building envelope combines self-shading façades and high-performance glazing to reduce heat gains, while precision daylight modelling delivers high levels of useful daylight and reduces reliance on electric lighting. Thermal comfort is supported through passive heating and cooling strategies, with natural ventilation used where climate and program allow to further reduce energy demand.
Indoor environmental quality is central to the approach and is aligned to the project’s WELL aspirations, with measures such as enhanced air filtration, ergonomic planning and a focus on acoustic and visual comfort. Biophilic design elements and considered landscape integration enhance the connection to nature. Efficient water infrastructure and advanced waste management round out a holistic approach that balances environmental performance with occupant comfort and wellbeing.
