Making a complex, hybrid estate truly low-carbon, our brief was to thread historic structure and fabric seamlessly into high-performance new buildings, creating one sustainability strategy that worked across very different typologies.

A mixed-use development involving refurbishment, extension and the creation of new buildings, Norton Folgate was designed to celebrate the unique heritage character of the site, combined with new modern, highly sustainable work and retail space.

We developed a site-wide sustainability management plan to manage the design process of this masterplan, involving four design architects developing different plots of this masterplan, based on British Land’s sustainability brief that we helped develop, other local authority requirements and aspirational targets set through a sustainability workshop with the design team.

Atelier Ten set whole-life-carbon targets, prioritised passive design, and coordinated efficient, electrification-ready systems and central plant that respect heritage constraints while delivering modern comfort, low energy use, and great internal environmental quality. The result: a coherent, resilient workplace campus where careful reuse and best-in-class new build work in raises the bar for sustainable city making.

In addition to benchmarking the schemes against BREEAM and CSH, a site solar access analysis, daylight analysis, site-wide operational carbon tracking and material procurement strategies were developed to inform the design development.
