Located at the base of Central Park in New York City, this 70 story high rise tower is a leader in high-performance luxury residential condominium buildings.

The 220 Central Park South project reduces energy consumption in the base building and integrates efficiencies in individual units, provides a healthy interior environment for occupants, and reduces site impacts. Atelier Ten formalized the building’s approach to sustainability, and developed strategies to meet the targets.

Atelier Ten recommended pragmatic passive design solutions including situating the regularly occupied rooms of the residences to face north to capitalize on views and diffuse daylight. The core has been shifted to the south façade, preventing unwanted solar heat gain.

In addition, Atelier Ten optimized the mechanical systems to further improve the environmental and energy performance of the building. In terms of annual site energy use, the Proposed Design performs 24.0% better than the ASHRAE compliant Baseline Design. The project includes premium efficiency water-side equipment, fan coil units with electronically commutated motors (ECM), heat recovery ventilators and reduces excess outdoor air delivery. This significantly reduces the project’s environmental footprint while providing high levels of occupant comfort to create a truly sustainable residential building.
