101 Moorgate Secures BREEAM Outstanding at Post Construction Review

101 Moorgate has achieved BREEAM Outstanding at Post Construction Review with a score of 88.7%. The PCR stage confirms the completed building’s performance using construction and commissioning evidence, demonstrating that design intent has translated into measurable outcomes.

 

Sitting above the new Moorgate Elizabeth Line entrance and London Underground tunnels, the project required a carefully integrated services strategy. Atelier Ten located high efficiency air handling units on each floor and consolidated central plant at ground and mezzanine. This arrangement shortens distribution routes, improves controllability and maintenance access, and preserves valuable roof area for landscaped terraces and planted screening. The mezzanine also accommodates an active travel hub with a large cycle centre.

The building is all electric, with air source heat pumps providing heating and cooling. A tuned envelope and operable windows enable mixed mode operation, allowing natural ventilation on temperate days. Photovoltaic panels contribute on site renewable energy. From the outset, the team used BIM with Whole Life Carbon assessment to test façade, modular services and offsite elements, informing choices that reduce embodied impacts and support circular economy objectives.
