Strategy
Designed to exceed the Battery Park City Authority’s stringent Residential Environmental Guidelines, this 35 story LEED Platinum residential tower is setting a
new standard for green urban living. The innovative high-performance curtainwall is comprised of a combination of reflective, low-emissivity glazing and
insulated spandrel with a terracotta rainscreen. The construction eliminates cold-bridges and optimizes insulation, thereby reducing heating and cooling energy
consumption while allowing abundant daylight into the building.
The centralized heating and cooling system uses absorption chillers and waste heat from gas-fired micro-turbines to efficiently meet the heating and cooling demand. A dedicated ventilation system provides fresh air to every living space and uses enthalpy recovery. The building design advances the standard of construction in New York City. Sustainable design features include green building materials, green roofs, building integrated photovoltaic, grey and black water systems, as well as advanced controls and operations.
